However, if your beach house is a second home or vacation rental dwelling, you are likely to have kept a few personal pieces but generally you purchased for the masses. White sheets, towels, easy to clean furnishings etc. The consistent theme of any good beach house is that of the seashore. Adorning with seashells, cute buckets with sand and candles, classic Americana color schemes or those of the Pacific Coast. After all, visitors are here to enjoy your beach house. To top the to-do list, you should start by boxing up any personal items that are of great value, since likely your home will be vacant. Although typically only real estate professionals will be entering your home with potential buyers, it is still better to air on the side of caution. This will also be a great starting point for making an "inclusion list" if you'd like to include items in the home sale. Decluttering and simplifying your decor will let prospective buyers be able to envision themselves living in your home.
While you are taking stock of your home, it is a great idea to have a notebook and pen/pencil with you to note any maintenance needs. Touching up small details around your home will add value and confidence when it comes time for your home inspection. Research says to skip the major expense projects, because your investment typically will not increase an equal value to your home. So, face lifts, yes. Major renovation, no. Half-empty closets: Storage is something every buyer is looking for and can never have enough of. Take half the stuff out of your closets then neatly organize what’s left in there. Buyers will snoop, so be sure to keep all your closets and cabinets clean and tidy.
Light throughout your home:
Maximize the light in your home. After location, good light is the one thing that every buyer cites that they want in a home. Take down the drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs and cut the bushes outside to let in sunshine. Do what you have to do make your house bright and cheery – it will make it more sell able.
